ONSITE PROPERTY EVALUATION

In addition, the condition of the property will be monitored throughout the duration of the lease. External condition will be maintained in compliance with the city codes of Birmingham, Alabama. Even in a triplex or multifamily unit, the tenants will be expected to participate in the proper maintenance of hallways, walkways and debris removal.

Professionals will not be called in to change light bulbs. Tenants will be reminded to review the lease prior to requesting repair services.
Property owners will be consulted prior to the authorization of any non-emergency repair that would cost more than $100. Every effort is made to avoid surprises on the monthly billing statement.
Clients have favorite service providers. These professionals will be consulted about maintenance and repair schedules throughout the lease term. Work performed on the property will be of the highest quality and best possible prices.
Tenants will have access to the answering service if an emergency occurs during the off hours. The property will be monitored through every possible means, including security systems and police presence for large commercial properties. Owners will be consulted the moment an emergency is reported.
MONTHLY BILL PAYMENT
Property owners appreciate Semaan Realty bill payment services. Mortgage payments, property taxes, utilities and insurance premiums can be paid directly from the rent income collected. Remaining funds will be deposited in the bank account belonging to the client.
COLLECTIONS SERVICE
Anytime a tenant vacates the property with an outstanding balance owed to the owner, the Semaan Realty property manager will open a collections file. Continuous contact is maintained with the former client to ensure that the funds are collected in a timely manner. Instead of losing most of the money to legal fees and a collection agency, the owner will recover the funds while paying a 25 percent fee.
EVICTIONS
On rare occasions, a tenant’s situation will change dramatically, and the owner has no choice but to evict the tenant. Semaan Realty understands the complexities of this action and will provide support to the client throughout the entire eviction process. Clients will not pay for this service when our property managers selected and placed the tenant. Similar services can be performed for existing tenants at a discounted rate.
LEASE UP SERVICES
Semaan Realty property managers work diligently to find the best tenants for property owners. Affordable fees, up to half of the first month’s rent, cover the cost of these valuable services:
- Fielding all phone calls about the property and providing accurate information about the house or building and the owner’s rental terms;
- Scheduling appointments where the property will be shown;
- Showing the property to qualified candidates;
- Requiring completed applications that include rental references, income sources and credit history;
- Confirming all references to ensure each tenant is a match for the property;
- Preparation of the rental contracts that match the specific attributes of each property.
Exceeding the property owner’s expectations is Semaan Realty’s highest priority. Expert property managers recognize the importance of caring for the property over the years. Communication with the owners will be conducted through proper channels and at regular intervals to ensure client satisfaction.
